Row House Development Planned
The former Muskegon Mall site in downtown Muskegon will gain a unique concept of a brownstone townhouse project with a “live and work” theme, according to downtown developer Gary Post.
Post, of Port City Construction and Development Services LLC, is hoping to attract professionals seeking the ease of townhouse living combined with the convenience and accessibility of an office or retail space on the home’s ground level.
Heritage Square Townhomes, a $5 million, 16-unit development, will offer four styles of units ranging in price from $250,000 to $350,000.
Post is optimistic that the downtown location, architecture, brick and stone exteriors and multi-story floor plans will be appealing to owners. Square footages will range from 1,550 to 2,350 square feet. Unit features include porches, rounded staircases, optional elevators, bay windows overlooking the streetscape, decks, covered garages and a shared common courtyard facing Western Avenue.
The project, along the north side of Clay Avenue between First and Second streets, is within the low-tax Renaissance Zone, which allows residents to save on business and personal taxes through 2014.
“We believe this project more than any other will define how people both inside and outside of Muskegon view our downtown,” Post said.
Heritage Square is currently one of five residential projects under way in the downtown area.
Post, former president of Muskegon Construction, will serve as the general contractor for the development with construction expected to begin this year. Eileen McCormick of Real Estate West Michigan will manage sales and marketing of the units.
Post is also involved in another downtown project with renovation of the Century Club building on Western Avenue. Hegg’s Gallery of Fine Furniture will occupy the building and plans to open in June. CQX
