GRAND RAPIDS — A private investment group has proposed a new condominium project, which will also offer live/work units and retail space, for

240 Ionia Ave. SW.

The unnamed investors are putting $14 million into the project, which is simply called 240 Ionia, and they will price most of the 75 living units from $160,000 to $290,000.

"240 Ionia offers condominiums that are not only priced to make it affordable to live downtown, but it also provides a competitive alternative to purchasing a single-family home," said Stephen Fry, president of Concept Design Group.

Fry, who drew up the design plans and represents the investors, said the development also features a community room, 75 enclosed parking spaces, storage spaces and condo management offices. But the project's key concept is the live/work units.

"People who own live/work units get a sense of vitality and ownership of the neighborhood. As more and more companies relocate sales representatives, or place a single-service leader in a region of the country, this becomes the norm for managing one's personal and professional life all under one roof," said Fry.

240 Ionia is at the corner of Ionia and Williams in the Heartside neighborhood. The project still needs city approval.
