DVK To Build Medical Building
CALEDONIA — DVK Construction has been awarded the construction contract for a 6,120-square-foot, single-story medical building on the corner of East Paris Avenue and Camelot Drive in Grand Rapids that will be available for lease to both medical and dental practices.
Dan VanKalker, vice president of sales and marketing for DVK, said his company is now seeking all the necessary permits, and construction on the building will start in spring 2008. He declined to name the developer, who is the sole investor in the project.
Build-out will likely take about six months, depending on how tenants want their space configured and equipped, VanKalker said. If a dentist comes in, for instance, and needs 350 water- and pneumatic-actuated devices, that will take more underground prep work and time, he said.
Dixon Architecture designed the building and Silveri Co. will handle the lease arrangements. Silveri advisor Kevin Lipke said the developer is still debating whether to secure some leasing commitments before launching construction. Lipke said a few people have already expressed interest in leasing space. He said the space is suited to both group and individual practices, as well as any type of office use.
The maximum amount of space available for lease will be the entire building. The minimum, Lipke said, will be about 1,800 square feet, or roughly one-third of the building once the common areas are built in. He estimated the cost of space will be about $90 per square foot.
