Developer plans shopping center in southeast Grand Rapids
A prominent commercial real estate developer wants to build a shopping center at a busy intersection in southeast Grand Rapids.
CWD Real Estate Investment, a partnership between Sam Cummings, Scott Wierda and Dan DeVos, is planning a 12,000-square-foot retail center at the commercial corner of Breton Avenue and Burton Street SE, just south of Breton Village.
The firm has taken possession of two parcels at 2410 and 2420 Burton St. SE, and both lots would give the firm about 51,000 square feet of building space.
One site has an office building on it that would be razed if CWD can go ahead with the project, while the other mainly contains a parking lot that stretches across its back half and is adjacent to the parking lot on the other parcel. The front half of the second site is vacant.
The firm told the city’s Planning Commission last month that it has a tenant interested in the site, but the zoning designation for the properties leans toward office and service businesses, rather than retail use.
So CWD has asked the city for a change of the zoning designation to allow for retail on the lots.
Jack Baar of Nederveld, a planning and engineering firm, represented CWD before the Planning Commission. He told board members that the site’s design would include park benches, a sidewalk with brick pavers and planters to give the building more of a neighborhood feel and aesthetic.
Planning commissioners unanimously voted to approve the zoning change and recommended that city commissioners do the same.
“It’s become a tired corner, and I think this is a great opportunity for that corner,” said Suzanne Schulz, city planning director, of CWD’s proposal.
City commissioners will hold a public hearing on CWD’s request for a zoning change Tuesday evening after 7 p.m., in the ninth-floor commission chambers at City Hall.
