Triangle undertaking a bevy of projects
The nation’s largest retailer and one of the city’s most prominent building owners and developers have something in common: Both Walmart and CWD Real Estate Investment chose Triangle Associates to manage their respective construction projects.
So did six others, which gave the Grand Rapids firm eight new contracts worth nearly $17 million in total project costs. The company will provide design-and-build, general contracting and management services for those clients.
Triangle Associates is remodeling and expanding the Walmart store in Roseville into a Walmart Supercenter with 177,000 square feet of space. Work began last month and is expected to wrap up in May. Roseville is in southeast Michigan just north of Grosse Point Park. This project is the third Triangle is doing for the retail giant this year.
Closer to home, Triangle Associates is coordinating the interior and exterior renovation of the historic Trust Building at 40 Pearl St. NW, which is owned by CWD Real Estate Investment. Interior work is being done on five of the building’s 11 floors, including the main lobby and a 3,300-square-foot tenant suite. The exterior of the building is being restored to help maintain its historic status.
The Trust Building opened in 1892 as a structure exclusively dedicated to office use. It was also the city’s first skyscraper at 154 feet tall. Today, it is the city’s 13th tallest building and is on the National Register of Historic Places.
CWD bought the building out of foreclosure in December and is spending $2.6 million to restore it.
CWD also enlisted Triangle Associates to renovate a common interior space in another historic downtown structure: the Ledyard Building at 125 Ottawa Ave. NW. The renovation work will convert the area into a modern office environment that will have energy-efficient lighting.
Triangle Associates also is building a new warehouse and truck dock for manufacturing company Hutchinson Automotive at 460 Fuller Ave. NE. The work should be done in December.
Triangle Associates also began work on a new clubhouse for Alpine Golf Club, 6320 Alpine Ave. NW, Comstock Park. The course’s previous clubhouse was gutted by fire last April just a few days before it was scheduled to open.
In fact, course owner Jerry Kanis was finishing up a remodeling job to the building prior to the fire, which drew a response from four area departments. No one was injured in the blaze, as the building was empty when it broke out.
Kanis set up a modular building on the course that served as a clubhouse for the current season. The new clubhouse will be ready by spring. Demolition of what was left of the old clubhouse was done by Pitch Companies. Alpine Golf Club has been in business since 1964.
Finally, Centerville Public Schools, Mendon Community Schools and Stockbridge Community Schools hired Triangle Associates to manage facility assessments, pre-bond campaign assistance, bond issue planning and construction management for the first-phase work of each system’s project should voters ratify the respective proposals.
The bond vote in Centreville takes place this month. Mendon will hold its vote in February, and Stockbridge has its proposal on the May ballot.
