Developer plans 40-acre industrial park

About 40 acres of local land could soon be an industrial park.

Grand Rapids-based Robert Grooters Development Co. recently discussed plans for the vacant tree-lined site it owns in Cascade Township, at 5005 Kraft Ave. SE.

The site sits a couple hundred yards away from Ford airport runways.

The property would hold close to one million square feet of industrial space, likely comprised over about five 200,000-square-foot buildings, said Robert Grooters, owner, Robert Grooters Development Co.

Grooters said being close to the airport is usually a plus for many businesses, particularly industrial, since it’s been a growing market in West Michigan.

“As far as an airport site, you can’t get a better airport site,” Grooters said.

Timeline

Zoning is all set for the new industrial facilities, said Todd Johns, business developer, Robert Grooters Development Co. 

Grooters said he’s hoping to start construction on the site in June or July and have the first building finished by next February.

The rest of the buildings will be designed based on tenant needs. Grooters is still figuring out details on who those tenants will be.

Cost

Johns said the firm is finishing the budget numbers on the project.

“The total cost of this project is yet to be determined and will be based on each company’s actual needs, whether it be manufacturing and distribution or just distribution,” Johns said. “The spread is quite large between the two.”

Plane noise

“We have a lot of office spaces around here. . . . I’ve never had one complaint — never,” said Grooters, referring to the site’s close proximity to the airport. “You hear, but is it disturbing or does it rattle our papers? No. What it makes you want to do is go to Florida.”
