Developer builds $35M residential project downtown

A developer is about to break ground on a $35-million residential project downtown to support the city’s growing population of college students.

Once again, Rockford Construction is setting its sights on Grand Rapids’ west wide.

Grand Rapids-based Rockford Construction said this week that it will break ground May 5 on the three-building development on Fulton Street NW, between Seward and Lexington avenues, beside the west edge of GVSU’s Pew campus.

Rockford plans to complete the development, Fulton Place, by the 2016-2017 school year.

“This is an emerging area of the city, in large part due to the growth of Grand Valley State University, and we want to ensure there are adequate and quality housing options available,” said Mike Mraz, partner and VP of real estate development, Rockford Construction.

“As GVSU and others continue to offer more class options in the city, we need to have a place for students to live, work and feel like they are a part of the city 24 hours a day.”

Fulton Place

Fulton Place will be made up of three close buildings and include about 10,000 square feet of retail space on the ground level. The project will also include on-site residential parking in the form of a two-story garage and street-level parking.

The first building will be 13,000 square feet with seven three-story townhomes, each with four bedrooms, ranging from 1,400-2,000 square feet.

The second building will be 5,500 square feet, three stories and house three apartments, each having three bedrooms.

The third building will be 125,000 square feet, five stories and have 102 apartments that are a mix of loft and one-, two- and four-bedroom units.

Mraz said the Fulton Place site is primarily vacant land that was left over with the re-alignment of Seward Avenue NW. There is a small vacant auto repair shop, along with two buildings that will be incorporated into the development.


Progressive AE in Grand Rapids will serve as the project’s architect and interior designer.

Rockford Construction will act as the project’s contractor.
