A build-to-suit, 92,400-square-foot industrial center is ready to begin construction in Grand Rapids.

Vision Real Estate Investment, the project’s owner, Colliers West Michigan and Wolverine Building Group announced today the plan for the Crossroads Business Center, at 103 76th St. SW, near the intersection of US-131 and M-6.

Grand Rapids-based Wolverine Building Group is performing the build out, and the center is expected to be ready for occupants by May 1, 2018.

Spaces between 10,000 and 50,000 square feet will be available for lease. Colliers West Michigan is handling leasing for the center.

The building is driven by the lack of readily available industrial space in metro Grand Rapids, according to Colliers SVP Steve Marcusse.

Colliers’ first-quarter report on West Michigan found the industrial market at 94.71-percent occupied, despite the addition of 1.3-million square feet during the quarter.

“There isn’t much inventory available for lease in south metro Grand Rapids that offers at least 10,000 to 20,000 square feet,” Marcusse said.

Marcusse added that the center will “generate even more economic development and growth in West Michigan.”

Tim Engen, president of Grand Rapids-based Vision Real Estate Investment, said the site is customizable.

“Tenants will have the option to choose the size of their space and then build it out to meet their needs,” Engen said.
