New Huff’s Crossing development is nearly completed
Rental residences will be built with quality materials and offer four bedrooms.
(As seen on WZZM TV 13) A significant residential development is going up on the northeast side of Grand Rapids and the $2.1 million project is nearing completion.
JDE & Associates LLC, a Grand Rapids firm headed by James Eerdmans, is building Huff’s Crossing on Knapp Street NE between Ball and Dean Lake avenues. The development is a mix of new construction and renovation work.
The new construction portion is putting up a dozen quality townhomes on the site. Each will have four bedrooms, glass backsplashes, stainless-steel appliances, granite countertops and hardwood floors. The new townhomes are going into three buildings. One will have six units, another will have four units and the third will have two.
“So there are a total of 12 new units and all are four bedrooms. They’re large, and everything going into them is top-of-the-line,” said Jared Behrens, property manager at American Realty, which is managing the residences for JDE & Associates.
“There are bamboo hardwood floors, granite countertops, nice, new, modern paint schemes, a nice open kitchen and large rooms. They’re actually on two stories — they’re actually townhomes.”
Behrens also said each will have a finished basement with a bedroom and bathroom, and the main floor will contain a kitchen and bathroom. The second floor will have a bathroom and three bedrooms. Each will offer about 1,700 square feet of living space.
In addition, the project is renovating a large farmhouse on the property into four more units, giving the development a total of 16 new residences. All will be rental units and Huff’s Crossing will offer residents off-street parking.
Two of the three new buildings and the renovated residences in the farmhouse are expected to be finished by Sept. 1. The third new building should be completed by October. Behrens said his firm is taking applications at (616) 913-9004 and at american-realty.net.
“We can take someone through the grounds. We have a little showroom set up,” he said.
Eastown Construction of Grand Rapids is doing the work.
American Realty, also a Grand Rapids firm, manages about 200 other properties in the area. Behrens said most of the residences the company oversees are single-family rental homes. Huff’s Crossing is one of the few multi-family residential developments American Realty has been involved with since it started in the local real estate business in 2001.
“Over the last five years, we’ve really gotten into property management. We were doing a lot of residential real estate sales in the Grand Rapids area. But, obviously after 2006, the market went downhill to say the least, and so we started doing a lot of property management, as well,” said Behrens, who has been with the firm for seven years.
“We still do have a small number of realtors,” he added. “But that’s not the focus of our business.”
