Developer plans for apartments and retail downtown

A developer is planning to build about 91 apartments and retail space near a university downtown.

Rockford Development, part of Rockford Construction in Grand Rapids, has submitted plans to the city of Grand Rapids to develop property just west of Grand Valley State University’s Pew Campus, at 616 Fulton St. W and 30 Lexington Ave. NW.

Progressive AE and Fishbeck, Thompson, Carr & Huber are also part of the project, according to city documents.

The project consists of “redeveloping the subject property with a residential building along Fulton Street.

The building would feature two wings that are connected by an elevated hallway. The wing along Fulton Street would have five stories at Seward Avenue and taper down to four stories toward Lexington Avenue.


The building would feature a rooftop deck for residents and a mix of about 91 market-rate rental units: 26 one-bedroom units; 50 two-bedroom units; and 15 four-bedroom units.


The building would also feature ground-floor commercial space, covering 10,000 square feet.

The commercial space’s tenants haven’t been determined, but could include shops and restaurants.

The project would include a parking lot behind the building to support the commercial space.
